The Cheryl Godard Difference

  1. I am a Boutique Realtor. I work full-time, but only on a handful of transactions at one time. I prefer to work directly with each of my clients and manage the intricate details required to sell a home or help my buyer find a home. When a Buyer or Seller has a question or concern, they know I’m a phone call away.
  2. I am a Luxury Home Realtor. I attended training in Miami in 2012 and earned the Certified Luxury Home Marketing Specialist designation. Additionally, I am a Guild Member which recognizes the very top agents in their markets. CLHMS is an international designation and is awarded to Institute Members with documented sales performance in the top 10% of their market. (I have sales in the top 1-2%.) Guild members are those agents who have sold multiple million dollar listings over a specified time period. I have been one of the top individual agents in sales volume at the UA Keller Williams Classic office since 2017 – 2021 and one of the top 5 individual agents in our region since 2017. I am the #1 Upper Arlington individual agent in sales volume and #1 Upper Arlington Luxury agent in sales volume and homes sold $1M+.
  3. My Listings are Prepared for “Show Time.” We know a Seller’s best Buyers see the home the first day(s) it’s on the market. This is why it’s imperative that the home is “show ready” from the minute the front door opens. This is no dress rehearsal. The first impression is the only impression that matters when selling a home. My staging team and I make sure every room inside and out, shows the very best that it can. From clearing clutter, rearranging furniture/furnishings to renting necessary furniture, we make recommendations that provide a return on investment. We are not decorating, we are selling. We know what it takes to create a home that still feels personal to the seller but ready for the next Buyer to make their own.
  4. I have the Best Professional and Creative Marketing Team. I use the best and most creative professional photographers and videographers in the business. All print and electronic media start with great quality photographs and video. Since most Buyers start their home search on-line, we know how important it is to have great pictures and video (when needed) to tell the home’s story. Once the photos are created, I choose the very best ones and curate the order of photos for MLS and brochures to tell the story. Excellence and exceeding expectations are all in the details and details are what I love.
  5. I Specialize My Real Estate Practice in Upper Arlington. I grew up in Upper Arlington, my mother served as mayor and on City Council, and my husband and I raised our 3 children here. I know the streets, neighborhoods, schools, community and most importantly the people. I share my enthusiasm and knowledge about this great community with the realtors and their buyers and my deep knowledge of the community helps my clients sell their homes.
  6. I Know the Realtors in the Market. I have a mutual respect and working relationship with the realtors in my market. I know the realtors who are reliable and who bring qualified buyers to the table. I also work with unrepresented buyers to make sure they are qualified to purchase my client’s home thus not wasting anyone’s time should the buyer not be financially able to follow-through.
  7. I Negotiate the Request to Remedy. The typical market has Home Inspections and Remedy Requests. This is sometimes referred to as a second negotiation and can worry Sellers and Buyers. From my experience in the business, I have typically seen most of the issues in question and can provide resources for my Buyers and Sellers to help them feel comfortable with their purchase and/or the required repair. Typically, Buyers and Sellers can reach an amicable, fair Request to Remedy if they understand what the issue is and what’s required to achieve a solution.
  8. I Communicate Throughout the Process. Communication means answering the phone when my clients call, and returning texts or emails in a prompt fashion. This type of communication not only applies to my clients, but to the co-op agent, lender, title company and anyone else required to lead to a smooth Closing.
  9. I Negotiate Contracts. I help my clients negotiate contracts, sometimes going back and forth multiple times, and work to reach amicable and mutually agreeable offers.
